About the Role:
As a Project Management Director, you will be responsible for
department-related management services within an assigned
geographic market, program, or client account to achieve the
company's strategic business objectives. You will be responsible
for formulating and implementing local and regional business
marketing and development strategies and you will assist with the
oversight of the department responsible for the delivery of all
go-to-m. et strategies. This role will be focused on the industrial
market.
What You'll Do:
- Coordinate and manage the team's daily activities. Establish
work schedules, assign tasks, and cross-train staff. Set and track
staff and department deadlines. Mentor and coach as needed.
- Create compelling and achievable solutions and ensure company
differentiators are incorporated into proposals.
- Evaluate spending reports and strategic vision to drive
appropriate service delivery model.
- Review client RFP data such as portfolio information, property
history, and service levels.
- Oversee the development of operating models, cost savings,
technologies, financials, etc.
- Attend large and high-profile client pitches as needed.
- Partner with internal stakeholders to ensure an integrated and
cohesive solution.
- Apply a robust knowledge of multiple disciplines, the business,
and key drivers which impact departmental and cross-functional
performance.
- Lead by example and model behaviors that are consistent with
CBRE RISE values. Persuade managers and other colleagues to act
while being guided by the organization's functional business
plans.
- Negotiate with external partners, vendors, and customers of
divergent interests to reach a common goal.
- Identify and solve multi-dimensional, complex, operational, and
organizational problems leveraging the appropriate resources within
or outside the department.
- Significantly improves and changes existing methods, processes,
and standards within job discipline.
- Establish and manage relationships with key stakeholders. These
include business leaders, investment partners, and potential
customers.
- Partner with clients to gain an understanding of their business
goals and objectives. Work together to identify new business
opportunities and ensure customer satisfaction.
- Provide strategic direction toward the creation of proposals,
presentations, and other client-facing materials.
- Set and measure operational and financial goals for client
accounts.
- Provide oversight into profit and loss for accounts including
budget and forecast development, monthly business reviews, and
achievement of sales targets.
- Direct all phases of the process for small to medium-sized
clients including procurement, contracting, planning, tracking, and
execution.
- Develop new business growth and maintain existing business
relationships.
- Maintain full responsibility for the financial performance of
the market, program, and client accounts.
- Identify project risks, lead reviews, and develop risk
mitigation and backup plans.
- Provide formal supervision for employees. Monitor the training
and development of staff. Conduct performance evaluations and
coaching. Oversee the recruiting and hiring of new employees.
- Coordinate and manage the team's daily activities. Establish

staff and department deadlines. Mentor and coach as needed.
- Direct all phases of the process for small to medium-sized
clients including procurement, contracting, planning, tracking, and

- Ensure that contract procurement, negotiation, execution,
administration, and closeouts are accurate, timely, and
compliant.
- Identify project risks, lead reviews, and develop risk
mitigation and backup plans.
What You'll Need:
- Bachelor's Degree preferred with 12-15 years of relevant
experience. In lieu of a degree, a combination of experience and
education will be considered. LEED AP, PMP, and/or CCM
designation(s) preferred.
- Extensive experience in industrial manufacturing, logistics,
and/or warehouse distribution.
- In-depth knowledge of financial terms and principles and the
ability to analyze the most complex business/financial data and
develop innovative solutions.
- Experience in the areas of staffing, selection, training,
development, coaching, mentoring, measuring, appraising, and
rewarding performance and retention is preferred.
- Ability to exchange sensitive, complicated, and difficult
information, convey performance expectations and handle
problems.
- Leadership skills to motivate the team to achieve broad
operational targets with impacts on own job discipline, multiple
job disciplines, and department.
- In-depth knowledge of Microsoft Office products. Examples
include Word, Excel, Outlook, etc.
- Expert organizational skills with an unrivaled inquisitive
mindset.

Turner & Townsend carefully considers multiple factors to determine
compensation, including a candidate's education, training, and
experience. The minimum salary for this position is 170,000
annually and the maximum salary for this position is 190,000
annually. The compensation that is offered to a successful
candidate will depend on the candidate's skills, qualifications,
and experience. Successful candidates will also be eligible for a
discretionary bonus based on Turner & Townsend's applicable benefit
program. This role will provide the following benefits: 401(K),

insurance.
